Reservation Process

What happens after I make my reservation? Once your reservation is confirmed, our team is excited to welcome you! You will receive an email at the address you provided, asking you to complete a digital check-in. It is important to submit this form at least one day before your arrival. After completing the form, your check-in instructions will be emailed to you the day before your arrival at 4 PM UK time. It’s a simple and seamless process!

How do I pay for my reservation? Payment for your stay is required at the time of booking. You can use your debit or credit card during the final step of the booking process. Please note that the full amount will be charged at the time of booking, regardless of the cancellation policy. If you cancel within the permitted cancellation window, your refund will be processed automatically.

Check-In and Check-Out

How does check-in work? Our check-in process is straightforward. After completing the check-in form, you will receive detailed instructions via email one day before your arrival at 4 PM UK time.

Can I have an early check-in or late check-out? We’re happy to assist with early check-ins or late check-outs whenever possible. However, we can only confirm availability one day before your arrival or departure. Please reach out to us at that time to check if we can accommodate your request.

Contact and Special Requests

How can I contact you? We’re available through multiple channels, including WhatsApp, phone, and email. Feel free to reach out using your preferred method.

I have a special request. We love accommodating special requests! You can include your request in the ‘Special Requests’ section of your check-in form or send us a message directly. While we can’t guarantee every request, we will do our best to meet your needs.

Invoices and Age Requirements

I will need an invoice. If you booked directly with us, we can issue your invoice as soon as you check out. For bookings made through third parties, it may take a bit longer. Please email us your request and any details you’d like included on the invoice, and we’ll send it to you promptly.

How old do I need to be to stay at your properties? Guests must be at least 18 years old to stay at our properties. If you are under 18, you must be accompanied by someone over 18. Thank you for your understanding.

Deposits and Identification

Do you take a deposit? We do not require a deposit. However, if there is any damage, breakage, or missing items, we may need to charge you to cover the costs. This policy helps us maintain fairness for all our guests.

Why do you ask for my ID? As our properties do not have a reception desk, we ask for ID to verify your identity, similar to the process at traditional hotels. This ensures a smooth and secure check-in. Rest assured, your data is not stored or used beyond this purpose.

Modifications and Cancellations

How do I modify or cancel my reservation? If you booked directly with us and are within the cancellation or modification window, please contact us, and we will assist you. For reservations made through third parties, such as Booking.com or Expedia, you will need to contact their customer service.

Do you offer any discounts? We offer better rates for longer stays. For example, staying a week instead of five days will result in a lower nightly rate. In short, the longer you stay, the more you save.

What kind of rates do you offer? We provide two types of rates:

  • Flexible Rates: These allow cancellations up to a specified period before your arrival.

  • Non-Refundable Rates: These cannot be refunded under any circumstances, even if canceled.

Can I change the name on the booking or the number of guests? Yes, both are possible! Simply contact our team, and we’ll make the necessary adjustments.

Can I cancel my booking? If you are within the cancellation window, you will receive a full refund. For direct bookings, contact us for assistance. For third-party bookings, please reach out to their customer service. If you are outside the cancellation period or booked a non-refundable rate, you can still cancel, but no refund will be issued.

Booking and Amenities

How do I book? Booking with us is simple and efficient. For the best rates, visit our website and complete your reservation online.

Is there air conditioning? London was never meant to be an hot city and most of the buildings aren't equipped with ACs - we sadly only offer standard fans to help with the rare days of heat.

Are cleanings included in my stay? Cleanings are available for an additional fee and can be booked at your convenience using the link provided in your access instructions.

What about toilet paper? We’ve got the best toilet paper in town! We’ve partnered with Who Gives a Crap (cool name for a toilet paper, right?) to provide the most eco-friendly toilet paper that’s also gentle on you. We supply two rolls per bathroom, but just let us know if you run out.

I have noticed different Flats – can I choose mine? You’re absolutely right! We include pictures of various units so you can see them all. Your specific unit will be assigned based on availability within your chosen category. If you have a preference, let us know, and we’ll do our best to accommodate it. However, we cannot guarantee specific units.

Is there WiFi? How fast? Yes, all of our apartments are equipped with 5G ROUTER WiFi. You can expect an average speed of 100mbps.

Is there a hairdryer? Yes, every flats comes equipped with one hairdryer per bathroom.

Is there an iron? Yes, all flats include one iron and one ironing board.

Are pets allowed? As much as we love pets, they’re not allowed. We’re sorry for any inconvenience this may cause.

Can I smoke inside the room? Our property is strictly non-smoking. Guests found smoking in their apartment will incur a fine of £250.

How many pillows do you provide? Can I have more? We provide four pillows per apartment. Unfortunately, we cannot provide additional pillows – where would you sleep otherwise?

Can I check in late at night? Yes! Late check-ins are no problem. As long as you complete our check-in form before your arrival, you will receive instructions that enable you to self-check-in at any time that works for you.

Is there a desk to work? Yes, every unit includes a desk to help you work comfortably.
